Area Information
The town sits on the banks of Lake Marble Falls, which was formed by the damming of the Colorado
River. Lake Marble Falls sits between Lake LBJ to the north and Lake Travis to the south. The falls
for which the city is named are now underwater. Due to its location in the middle of the Texas Hill
Country and the Highland Lakes, Marble Falls is a popular vacation destination for watersports
enthusiasts, boaters, fishermen, campers, and hunters.
Marble Falls, Texas is northwest of Austin, Texas. Marble Falls is
linked to Austin by Lake Travis which flows throughout the Hill Country that makes the Austin area
such an appealing part of Texas.
Austin, known for its completely different culture than the rest of
Texas, has exploded in popularity over the last 20 years and a recent study by Texas A&M University
reports that Austin's population will increase by nearly 50% by the year 2020. Austin, trapped by the
Hill Country to it's west has grown South into flatter areas that extend down towards San Marcos,
New Braunsfels and San Antonio.
However, for many of Austin's elite buying property south means
there is no access to water via lake front property. The lake front property in Austin in on the northwest
part of Austin and two such communities are Lakeway and Barton Creek which are also located
on Lake Travis. As these communities have grown in population as well as cost many people have
begun to look at a very close community within a 1 hour drive from Austin - Marble Falls.
Marble Falls, home of Horseshoe Bay Resort and multimillion dollar homes, has begun to explode in
population and many expensive homes have been built in the last 10 years. New construction in
Marble Falls include Home Depot and an Austin American-Statesman article dated May 31, 2006
announced an $850 million medical, retail, and residential project slated for the north side of
Marble Falls with work to begin in 2007. This opportunity is located on the south side
approximately 3/4 mile from the waters edge and the main bridge that crosses into Marble Falls and
is located in the heart of Marble Falls.
The upper Highland Lakes, encompassing Lakes Buchanan, Inks, LBJ and Marble Falls, are a destination for sports enthusiasts of every type. Miles of shoreline lure fishermen year round with trophy-sized fish. Residents and visitors alike enjoy family camping, touring area vineyards, taking scenic drives, and spotting American Bald Eagles on the river cruise up the Colorado River. The cleanliness of the entire Highland Lakes chain is ensured by the vigilance of the Lower Colorado River Authority (LCRA) in monitoring and enforcing high water quality and standards.
Golfing aficionados are sure to keep their clubs ready as there are nine golf courses within 20 minutes of Marble Falls and Burnet. Tennis and basketball complexes, city swimming pools, softball and soccer fields, skeet shooting, bowling center, Senior Activity Centers, and a historic movie theater give people many other options for recreational activities. City and county parks, along with recreation areas, provide excellent swimming, fishing, boating, picnicking, and some feature modern playscapes, open-air pavilions, and wildlife appreciation.
