It is a prime location convenient to theme parks, shopping, restaurants, nightspots and everything else that makes Orlando the world's #1 vacation destination. Easy access to highways including International Drive, Osceola Parkway, SR 417, SR 535, SR 536 and I-4.
Nearby Attractions: It is 1.9 miles from the Walt Disney World entrance (Magic Kingdom, MGM Studios, and Epcot), 4.5 miles from Sea World and its sister park Discovery Cove, and 8 miles from Universal Florida (Universal Studios and Islands of Adventure). Potential Room Fillers: In 2004 Orlando had 48 million visitors. In 2005, anticipated visitation is 50.6 million, and in 2006 over 53 million visitors are expected. Hotel occupancy rates were 68% in 2004 and forecast to be 73% in 2005 and 76% in 2006, among the highest rates in the U.S.
As a condo hotel, Lake Buena Vista Resort Village and Spa is positioned to achieve high occupancy rates:
1. It is located just a couple of miles from Walt Disney World. Visitors who don't want to stay right on Disney property will see Lake Buena Vista Resort Village as an excellent alternative. The resort is also likely to get the overflow when Disney's hotels are full.
2. It is close to the Orange County Convention Center which is the second largest
convention center in the country with over 2-million sq. ft. of meeting and exhibit space. Over 3.5 million people visit it annually.
3. It is near to the planned Osceola Convention Center, a $98.5 million project with 500,000 sq. ft. of meeting and exhibit space. The first phase of the convention center is scheduled to open in approximately 2007.
Living Restrictions: Unlike many condo hotels, there are no living restrictions at Lake Buena Vista Resort and Spa. You can live in your unit 365 days a year without restriction. There may, however, be usage restrictions if you intend to enter your unit into the rental program.
Rental Split: Still to be finalized, but likely to be an impressive 66 2/3% - 33 1/3% in favor of the unit owner with the smaller percentage going to the Management Company. Typically, rental splits are 50%-50%.
Real Estate Taxes: Estimate taxes at 1.75% of your purchase price.
Developer: Lake Buena Vista Resorts, LLC is a Florida-based company whose managers are Samuel and Robert Sutton (brothers) and Larry Cohen. The Suttons have solid retail and housing development backgrounds in both Texas and Florida. Larry Cohen has a hospitality background with more than 20 years developing and marketing resorts and hotels in the Orlando area. This team has the vision, the contacts and the know-how to make the property a mega-success.
Architect/Designer: The architect is Slocum Platts of Winter Park, Florida, which specializes in custom residential architecture, as well as planning, historical remodeling, hospitality, multi-family, living centers, retail and themed commercial projects.
Random Notes: The first two buildings sold out prior to construction inception in November 2004. Buyers were both domestic and international. In an effort to keep construction at pace with realistic milestones, the developer temporarily halted all sales activity. Now that construction on Phase I is underway, he has just released the final units in Phase II & opened Phase III for purchase at pre-construction pricing.
To Reserve a Unit: Units can be reserved via a reservation form with a $10,000 non-binding deposit. Once the reservation is converted into a contract, then the 10% is due (less the initial deposit of $10,000) within 15 days, and an additional 10% due 45 days later. (Bottom line: 20% in 60 days after contract.)
