Why do investors choose our Pre-Construction Custom Home Program? It's actually pretty simple, the "value" is greater than the "cost". This creates potential margin or ROI. The program's intent is to provide real estate purchase opportunities where appraisals or market values of homes exceed the cost to build. This is the opportunity on which real estate investors wish to capitalize.

Cost/Value
Lot/Land Cost: Many times the cost of the lot is below market value. This can provide an equity position even before construction begins.
Construction Cost: The cost to build a home is all about control. We identify builders who have the power to control costs.
Builder Profit: The builder profit is either built into the cost of construction as a fixed amount or is an equity split between the purchaser and the builder. Please refer to the specific program for details.
Purchaser Equity: This is the difference in the purchase price and the sale price. For the investor this is considered "gross profit" from which any other expenses are subtracted to derive a "net profit" or return on investment.
Market/Appraised Value: The value of the home is determined at the time of contract. In many cases, the value may increase during construction.
